Home Inspections For New Construction - Are ... - Improvement Home

You've just bought a brand new home in Nashville! Real Estate is booming...and there are a lot of new homes to choose from. You've seen the New Construction model home...and the builder has given you an assurance that you have a full "1-Year" Builder Warranty.

So, what could possibly go wrong?

What happens when the 1-Year Builder Warranty runs out? Or...heaven forbid, the builder leaves town or goes bankrupt? Or perhaps...the builder just keeps putting you off until the warranty runs out? I've heard of all these things happening, haven't you?

There is one major nationwide builder that has built in several subdivisions here in the Nashville area. And they have a terrible reputation for their lack of attention to homeowner problems after the sale. I always make sure new homeowners know about this builder because I feel that it's my job to protect you! It's so important to protect yourself anytime you purchase a new home!

Let me tell you a true story of a home that I recently sold!

During the initial visit, the home appeared to be very well built. But I advised the new homebuyer to spend the extra money and invest in a professional home inspection. Although most new homes in Nashville pass inspection quite well...you just never know!

Well, this home inspection definitely paid off for the buyer. The first thing the home inspector found was an expensive engineered supporting joist that had been cut by the plumber for easier installation of a bathtub. I truly believe that the builder was not aware of it...but nevertheless, it was cut.

The inspector also found the following:

The builder agreed to make all the necessary repairs. Most of these things would have been noticed during the first year anyway. But what about that supporting joist? It could have been years before it might have caused a problem. Or, what if the homeowner decided to sell the home...and another inspector found the cut beam? The homeowner would have been responsible for the repairs at that point. Certainly if the year had passed!

I just can't say enough about the importance of getting a home inspection...on any home that you purchase. Home inspectors have been known to miss some things...we're all human. But, why not have all the protection that you can get?
